Industrial developer buys Mountain Valley for $15M; survey conducted prior to rezoning

BARNESVILLE – We now know who is buying the Mountain Valley Golf Course and, whatever they do with it, it won’t be their first project in the area.
According to the deed filed last Friday with the Schuylkill County Recorder of Deeds Office, PNK Group, of New York City, has bought the course and events venue for $15 Million. It includes 12 parcels owned by Mountain Valley Corp. and Yudacot Limited Partnership. Steve Cotler signed the deed on behalf of the two entities.
PNK Group, according to their website, is a “vertically integrated developer of multifunctional industrial buildings.” They are currently building a warehouse on the former Bendinsky Airport property adjacent to Mountain Valley, which Yudacot sold for that development.
The golf course announced plans to close after the 2026 season, confirming such to the Sentinel a day after the deed was filed.
“The golf courses and event venue are scheduled to close during October of this year, with the entire complex being purchased for future commercial and industrial business use,” Mountain Valley said in a statement to the Sentinel at the time. “Mountain Valley has been a meaningful part of the community for many years, and we are incredibly proud of the memories, events, and relationships built here over that time.”
The sale came just days after the appeal window closed on a decision by Ryan Township Supervisors to rezone the property to Industrial. Only the central portion of the course was zoned as such. The decision came after a hearing on Feb. 9, when company officials told the township and its residents that the request was simply to “unify the golf course… if in fact a project comes along”
According to the deed, though, the sale to PNK was already in the works by then. The deed references a title survey plan prepared on Jan. 9 and revised on Jan. 27.
The closure will displace numerous high school golf teams and numerous events, fundraisers, banquets, and proms.
“The future will include some scheduling creativity, but, we will adapt, and move forward,” Mahanoy Area Athletic Director Eric Moucheron said. Mahanoy along with co-op golfers from Shenandoah have used the course for decades. “We intend to make the best out of our final upcoming golf season at Mountain Valley.”
The Sentinel was the only news source covering the rezoning plans since company representatives requested the change last August.
Representatives at the time told supervisors that the move is to “make the course uniform to enable us to be prepared for the future” but cautioned that the golf course planned to stay in business.
Alvin Marshall, an attorney representing the firms, echoed the same at a Feb. 9 hearing to consider the change after a township resident expressed skepticism that a project wasn’t already in the works.
He said said their request was to “unify the entire golf course to make it ready if in fact a project comes along. That’s all.”
